Appraisal & Coco Loco

Today, we had our house appraised. The guy said it would take about 2 days to put the numbers together. But he gave an estimate that was sweet! We have been discussing refinancing our house and buying this plot of land next to our home which would add more value to the property if we ever decided to sell! The only problem is if we did sell out, it would take all of what a profit would be to put toward property and building another home as everything around here has shot up in price!

This evening, we went to Coco Loco's. The children love to eat there, and the servers always come and play with the kids. Tonight, they were talking to them in Spanish and seemed disappointed that they couldn't understand them! I was too! How I wish I could speak that language! I guess this provokes me to do another lesson on rosetta tonight! I want to get them on it too, but I need a separate computer, as the headphones/microphone part doesn't work on the laptop. I can hear, but it doesn't pick up my response. Anyways, I feel as if the children have lost part of who they are and their culture, because we weren't able to keep them fluent.

Oh yeah, tonight, Tatiana said-- "Mami, my chi-chi hurts!" Ugh, does this mean a UTI??? Guess I will try to get an appointment for her tomorrow at the doctor's. What do I do to make it better? I know for adults they take AZO standard or a generic for pain and use an antibiotic, but what do they make for kids? Has anyone else had experience with UTIs in children? (Is this appropriate for the blog?)

Coming from a family of girls it doesn't seem out of the ordinary for little ones to have irritations there. Whenever we have experienced our girls complaining, I usually had them take a bath and allow them a little play time in the tub. I think I remember when I was a little girl I had an infection from using too much bubble bath so you want to be cautious with bubble baths. I'm certainly no doctor, just a mother who's experienced this situation with my girls. And so far it's worked because I've never had to follow up with any drs. appts.

appraisal... you guys moving...? just being realistic here as I am in a similar process I would take your appraisal value and take a little away from that as being your actual selling price... the market is not good for selling and there are plenty of realtors out there just trying to sell YOU!!! if there is someone you know and trust use them otherwise be aware that they are only there to make a buck(there are some good guys out there but being realistic again REMEMBER that is only a JOB for them, they are doing it to make money off of you...) get ready to give them 3-6% commission if you sell through them...

also be aware of foreclosures in your area as they will decrease the value of area property to some degree...

people tend to move more often when their kiddos are not in school as well so listing late spring might be an idea...

GET THE MINERAL RIGHTS WITH YOUR PROPERTY PURCHASE!!!

you never know when something will come up... got them with our new house in S'port... now mineral leases are going for 10-18k per acre around here...
